Arada has announced the establishment of Arada KSA, a real estate development company intended to deliver large-scale communities across Saudi Arabia. The new entity was founded in strategic partnership with XTOPIA, a community and lifestyle company developing integrated mixed-use destinations across the region. The announcement describes the launch as Arada’s entry into the Saudi market.

Mohammed AlDhabaan, Chairman of XTOPIA, has been appointed Chairman of Arada KSA. The company has access to a land bank of 10 million square metres across Saudi Arabia, with a collective value of SAR 50 billion. The land spans strategic locations including Riyadh, Jeddah and Makkah.

Arada says its project pipeline is now valued at SAR 189 billion ($50 billion) across five markets. Its portfolio comprises more than 70,000 homes across the United Kingdom, Syria, Australia, the UAE and Saudi Arabia, and the company says it has completed 17,000 homes. The article describes the Saudi launch as the latest step in Arada’s global expansion.

AlDhabaan said the new company’s land bank gives it national scale and reach. He described the partnership as combining Arada’s global track record in community building with XTOPIA’s local expertise. He also said the Saudi residential market offers compelling long-term fundamentals.

Arada KSA’s first project is a residential master plan in Al Rimal District in north-eastern Riyadh, valued at SAR 14 billion. The project will occupy a plot of approximately 2.5 million square metres and is expected to include 3,500 villas and townhouses. The homes are planned among 100,000 trees, with amenities including a school, retail, a community centre and sporting facilities.

The company will work with the relevant government authorities to develop a master plan aligned with Saudi Arabia’s housing vision and national development priorities. The project will be funded through an investment structure regulated by the Capital Market Authority and managed by a licensed financial company. On-site construction and sales are both scheduled to begin in 2027.

The project is presented as supporting the Quality of Life Programme, a Vision 2030 realisation programme aimed at making Saudi cities among the world’s most liveable. In Riyadh, the Royal Commission for Riyadh City is advancing the Green Riyadh programme. That programme aims to plant 7.5 million trees across the capital and increase green space per capita from 1.7 square metres to 28 square metres by 2030.

Why this mattersFor Madinah, the announcement does not identify a project or land there, so it offers no direct new plot or delivery pipeline to price locally. For a practice assessing work in Riyadh, the Al Rimal scheme is a substantial residential master-plan benchmark, with a stated mix, amenities, landscape scope and 2027 start for construction and sales. The CMA-regulated funding structure may also make the project’s financing and delivery arrangements worth monitoring, though the article gives no procurement or consultant appointments.
