JLL Report Highlights Saudi Arabia's Logistics Hub Status
According to a JLL report, Saudi Arabia's position as a critical and resilient logistics hub has been reinforced by strong investor confidence, strategic realignment of regional trade flows, and sustained momentum toward Vision 2030’s industrial diversification goals. The JLL's KSA Industrial Market Dynamics Q2 2026 report highlights that the Kingdom's industrial and logistics real estate sector is experiencing tight occupancy across major markets, driven by an expanding industrial base and a multi-port network that enhances resilience. As of April 2026, Saudi Arabia's industrial base expanded to approximately 13,660 establishments, up from 12,289 a year earlier, indicating progress toward Vision 2030 goals. This growth fuels demand from lease renewals and new absorption, with occupancy in Riyadh, Jeddah, and the Dammam Metropolitan Area remaining above 90% in Q2. Rental rates in these areas continue to rise due to persistent Grade A scarcity and structural demand growth, with Jeddah seeing a 4.8% increase, Riyadh 3.9%, and DMA 6.9%. A shift in demand patterns in Q2 redirected cargo flows toward Saudi Arabia’s Western ports, with the launch of MSC's new Middle East Express service providing a direct shipping connection from Europe to key Red Sea hubs. This realignment strengthens Saudi Arabia’s position as a dependable logistics alternative, with west coast ports expected to retain a portion of the diverted trade flows permanently. Looking forward, occupancy levels in primary industrial markets are anticipated to remain high, with modest supply easing in select submarkets but no significant shift from landlord-favourable conditions expected soon. Saud Al Sulaimani of JLL noted that the Kingdom’s logistics sector's resilience and adaptability, backed by national directives and strategic port infrastructure investments, have strengthened its position as a global trade hub.
