Most practices hand over a drawing. This one stays with the consequences.
A design office answers a brief. A developer has to answer for the building afterwards — for what it costs to run, for what it is worth in twenty years, for whether anyone wanted it in the first place. ARTIFEX was assembled to hold both ends of that.
Who is this actually for?
Before the plan comes the market. Close to three years went into the Saudi one — regulation, investment structures, how approvals actually move — before the practice worked there seriously.
What does it cost to run?
A façade decision is an energy decision. In Madinah a pointed-arch screen shades 29 000 m² of glazing; in Tashkent an arched perforated panjara carries the solar load on the long elevations.
What happens to it in twenty years?
The practice puts that question to itself as well. ARTIFEX Resort is its own development rather than a commission — terraced villages, standalone villas, a cable car, a leisure spine.
Every project on this site states its real stage — concept means concept, built means built. Work under client confidentiality is not shown at all, and no commercial terms appear anywhere.

Tashkent
ARTIFEX GROUP begins as a practice in Tashkent. Everything on this page is counted from that year, including the two hundred people.

The practice is incorporated as a limited liability company, registration 005035-09 — the point at which it stops being a studio and starts being a company that can be checked.

Director and Chief Architect
Rustam Khaitmetov leads the practice as Director and Chief Architect, and has since — design and delivery across four countries, with multidisciplinary teams under him.

The work moves out of Uzbekistan into Kazakhstan, Turkey and the UAE: Canyon Mall in Almaty, the Koshkar-Ata riverfront in Shymkent, a covered beach entered for Expo 2017 in Astana.

Read from outside
The founder contributes to the World Bank Group's Doing Business as an expert — certificates in 2015 and from 2017 to 2020, and an official letter in December 2019. In 2018 Consilium Education writes a reference after a school project in Tashkent.

Architecture
The plan, the section and the elevation — the part everyone means when they say architect.
Structure
Sixteen floors above ground and two below are a structural question before they are an architectural one.
MEP
Mechanical, electrical, plumbing. Most of what a building costs to run for the rest of its life is decided here.
BIM
One model, every discipline inside it. A clash found in the file costs a morning; the same clash on site costs a season.
Visualisation
What the client is actually approving. A render that flatters the scheme is a disappointment with a delay on it.
Site supervision
The practice is present while it is built. French House was delivered in 12 months with full interior finishing.

Fees, budgets and contract values are between the practice and the client, and they are not published here.
Risk is reduced by assembling a project properly. Anyone guaranteeing a yield is selling something else.
