StatusReported by the outlet; not confirmed elsewhere.

Diriyah, founded in the 15th century along Wadi Hanifah, has historically been a cultural and commercial hub in central Arabia. The $63bn+ (SR236bn+) development is part of Saudi Arabia's Vision 2030 diversification programme. The masterplan is structured around two segments: one focusing on cultural elements such as museums, an opera house, and a grand mosque, and the other on offices, retail, hospitality, and residential spaces. This integration of cultural identity and commercial activity is attracting global brands, including Apple and hotel operators like Raffles, Four Seasons, and Ritz-Carlton, who have committed to operate 34 properties. By the end of 2025, real estate sales had surpassed $4.15bn (SR15.6bn), indicating strong market interest even before the project's completion. Since reopening in December 2022, At-Turaif has attracted over five million visitors, highlighting its appeal as a destination. Diriyah's sustainability approach is rooted in traditional Najdi design, which optimizes energy efficiency without pursuing modern green certifications.

Why this mattersFor developers in Madinah, the Diriyah project exemplifies the integration of cultural heritage with modern commercial development, offering a model for similar projects. The commitment from global brands and the project's sustainability approach could influence design and investment strategies in the region.
