Saudi Arabia’s overall real estate price index rose 1.2% year-on-year in Q3 2026, according to the General Authority for Statistics (GASTAT). The increase reflected higher residential and agricultural property prices. Commercial property prices declined over the same annual comparison.

Residential property prices increased 2.3% compared with Q3 2025. Residential land plots rose 4.9%, apartment prices increased 1.7%, and residential floor units rose 0.8%. Villa prices moved in the opposite direction, declining 7.7% year-on-year.

Commercial property prices fell 2% annually. Commercial land plot prices decreased 2.1%, building prices fell 1.4%, and showroom and retail shop prices declined 0.9%.

Agricultural property prices increased 3.9% year-on-year, driven by a corresponding rise in agricultural land prices. The article does not provide a separate rate for agricultural land.

On a quarterly basis, the overall index declined 1.2% in Q3 compared with Q2 2026. Residential property prices fell 1.5%, including a 2.1% decrease in residential land prices and declines of 0.5% for apartments and 0.4% for villas. Residential floor unit prices instead increased 1% quarter-on-quarter.

Commercial property prices fell 0.3% from the previous quarter, while agricultural property prices rose 0.2%. The quarterly movements therefore differed across the three broad property sectors.

Regionally, the Northern Borders recorded the highest annual increase, at 12%. Riyadh followed at 4.6%, while Madinah recorded a 0.3% increase. Asir had the largest annual decline, at 4.3%, followed by Hail at 3.8%, the Eastern Province at 3.7% and Al-Jouf at 2.8%.

GASTAT said the Real Estate Price Index measures changes in property prices across Saudi Arabia using real estate transaction data. The authority said its updated methodology was developed with the Real Estate General Authority, the Ministry of Justice and the Saudi Central Bank. It incorporates geospatial artificial intelligence and satellite imagery to improve property classification and data quality.

Why this mattersFor Madinah, the reported 0.3% annual increase is a local benchmark, while the national quarterly decline shows that annual growth does not mean prices rose in every recent period. For feasibility and land pricing, compare the project’s property type and time horizon with these separate movements; the figures do not establish prices for a specific plot or asset.
