Arada, a UAE-based master developer, has established Arada KSA in strategic partnership with XTOPIA, a regional community and lifestyle developer. The new company is intended to deliver large-scale residential communities across Saudi Arabia. Mohammed AlDhabaan, Chairman of XTOPIA, has been appointed Chairman of Arada KSA.

Arada KSA has access to a land bank of approximately 10 million square metres across the Kingdom, with a collective value of SAR 50 billion. The portfolio includes locations in Riyadh, Jeddah and Makkah. The company says this land base will support its expansion in the Saudi residential market.

The company’s first project is a residential master-planned development in Al Rimal District in north-eastern Riyadh. It is valued at SAR 14 billion and covers approximately 2.5 million square metres. The article describes it as among the largest private real estate developments announced in the Saudi capital in recent years.

The development is planned to include approximately 3,500 villas and townhouses. Its layout will incorporate landscaped open spaces and an estimated 100,000 trees. Planned community facilities include a school, retail outlets, a community centre and sporting facilities.

Arada KSA will work with the relevant government authorities on a master plan aligned with Saudi Arabia’s housing vision and national development priorities. The project is intended to support Vision 2030, particularly the Quality of Life Programme, which seeks to improve urban living environments and the liveability of Saudi cities.

The project’s green spaces and community amenities are also described as aligning with Riyadh’s wider urban greening ambitions. The Green Riyadh programme, led by the Royal Commission for Riyadh City, aims to plant 7.5 million trees by 2030. It also aims to increase green space per capita from 1.7 square metres to 28 square metres by that year.

The project will be funded through an investment structure regulated by the Capital Market Authority and managed by a licensed financial company. On-site construction and property sales are both scheduled to commence in 2027. The article does not specify a month or quarter for either start.

AlDhabaan said Arada KSA would combine Arada’s international experience in community development with XTOPIA’s local expertise to deliver large-scale residential communities in the Kingdom. The company’s formation marks a further step in Arada’s international expansion.

Arada’s project pipeline is valued at approximately SAR 189 billion ($50 billion) across five markets, and its portfolio comprises more than 70,000 homes in the United Kingdom, Syria, Australia, the UAE and Saudi Arabia. The company has completed approximately 17,000 homes to date. The article presents the Riyadh development as Arada KSA’s first project, backed by the company’s wider land portfolio.

Why this mattersFor a Madinah practice, the announced land access in Makkah is a potential partner lead, although the article gives no specific site or project there. The Riyadh plan offers a local benchmark for pricing large residential master plans, including landscaped public space and community facilities; the 2027 construction and sales start is a date to track when assessing consultant and contractor opportunities.
